Assistance for B40 Homebuyers

The State Legislative Assembly fourth sitting for the year continues on Monday, December 8. One pertinent matter discussed today was home ownership by those from the Bottom 40 per cent (B40). This was what transpired.

The state government, said Menteri Besar Ahmad Faizal Azumu, through the Perak Housing and Property Board is working hard to develop “Rumah Perakku” throughout the state, inclusive of rural areas.

“As of now, the state is identifying viable lands to be developed into low cost and affordable houses. The plan in developing houses in a selected region is based on demand and population growth of that particular area.

“The state government, with the involvement of government agencies, will build more houses below the RM100,000 price tag for the B40 group with a household income of less than RM3000,” he said.

To overcome difficulties by those without fixed income in getting loans to purchase their houses, the state government, through Syarikat Jaminan Kredit Perumahan Berhad (SJKP Berhad), will provide guarantee for housing loans by Bank Islam Malaysia Berhad, Maybank Berhad, Hong Leong Bank Berhad, Bank Simpanan Nasional Berhad, Bank Rakyat Berhad and others.

“The 2019 federal budget, announced recently, provides various incentives for home ownership. For instance, it allows house buyers to acquire housing loan through an RM1 billion fund made available to selected banks. The loans are stamp-duty exempted. Extension of repayment period is incorporated in the terms and so is crowdfunding,” Faisal added.

The MB was responding to a question from Mohd Akmal bin Kamarudin (Pas – Selama) on housing assistance for the low-income group, especially those from rural areas.
