Twelve awards winner, The Haven, recently held an event to celebrate the completion of its first of three Lakeside Residency Towers, the Acacia, together with its other completed support amenities which include the clubhouse, swimming pool and jogging track.
The event was royally graced by the presence of their Highnesses the Raja Muda of Perak, Raja Nazrin Shah and Raja Puan Besar of Perak Tuanku Zara Salim. Also present was State Exco for Local Government Dato’ Dr Mah Hang Soon, State Secretary Dato’ Abdul Puhat and Ipoh Mayor Dato’ Roshidi Hashim.
The Haven CEO, Mr Peter Chan, in his address, thanked the local authorities for their continuous support extended throughout the development of the project. Chan also acknowledged his appreciation to the purchasers of the units for displaying their “discerning perception, love of nature and trust” in their purchase.
The Haven was officially launched in 2011 as a world-class luxury condominium amid much scepticism of the development’s desirability and viability for Ipoh. Nevertheless, Chan pushed forward promoting the project together with Ipoh as “The Best Vacation and Retirement Location”.
Additionally, The Haven’s location amidst a pristine green location with its own millions-year-old limestone hill, a 140-foot karst formation rising from the crystal clear lake (since named Rockhaven), was a strong marketing point.
Combined with Chan’s insistence on quality, The Haven has garnered 12 local and international prestigious awards, the latest being “Best Condo Malaysia”.
Chan’s attention to detail also extended to the night’s event as guests were ushered to their seats by ‘Angels’ and Raja Nazrin was presented the key to light up the completed Acacia block by a ‘Mermaid in the Lake” and officiate its completion. Three of the early buyers of the units were then presented the keys to their apartments.
As the guests went about their dinner, they were serenaded by the Perak Philharmonic Orchestra led by conductor Eugene Pook. After dinner, guests were seen strolling around the lake on the completed walkway.
Based on the night’s activities, all of Chan’s efforts and vision were realised. Eighty five per cent of the three towers have been sold while the remaining two towers Banyan and Cycas are expected to be completed by August this year, six months ahead of schedule.
Even though only one block is completed, it is fair to state that The Haven has arrived.

And this time around it is not the run-of-the mill “back-patting” award that is reserved for those who tow the line for some inexplicable reasons.
The Editors Choice Property Awards, incidentally, is given to projects, services, companies or personalities which editors feel have contributed to the betterment of the property market over that particular year. The editors who do the bidding are from publications that dabble in properties, namely the Malaysian Reserve, Get Real of the Malay Mail and the independent Property Times.my. Their credentials are significantly attractive to warrant their views and comments in arriving at a conclusive decision on the winners of the award.
The Editors Choice 2012 Property Awards was held at the ballroom of the Sunway Resort and Spa in Bandar Sunway, Petaling Jaya on Friday, November 23. Peter was one of the winners in the Personalities and Companies category, one of the four in contention. He bagged the Best Perak Developer Award thus proving his temperament as a developer of standing in Perak. The fact that he had won the same award not once but twice is an excellent endorsement of his ability to meet challenges head-on.
The selection of winners is a rigorous process that involves the evaluation of reports plus onsite inspections of properties before a conclusive decision is made. Past and present articles written on the short-listed properties are a major criterion in the selection process. The fact that property publications took the trouble to highlight Peter’s Haven Lakeside Residences vis-à-vis its role in preserving the environment is proof of his insistence on quality and adherence to local needs. Peter Chan’s achievement in a market marked by uncertainties peculiar to Ipoh is the icing on top of the cake. Suffice to say that he has come a long way to be where he is today. The Haven Lakeside Residences in Tambun should no longer be viewed with askance.

The Haven Lakeside Residences appreciation night held recently was another easy going and pleasant evening but with a twist this time around. Then again, the management at The Haven has been coming out with so many innovative ideas over the years that is it any wonder they have managed to garner nine international and local awards all in the span of 18 months.
Their innovative dinner this time around was held in their swimming pool, yes I wrote correctly, inside their swimming pool, which was completed in time before the dinner and was scheduled to be filled up the next day.
It had rained earlier and despite the slight humidity before sunset the temperature cooled comfortably as the night progressed. Guests seated at their tables under the open skies were able to appreciate the spectacular view of its iconic 280 million-year-old limestone outcrop and its silhouette reflection in the pristine lake surrounded by the nearby virgin forest.
The Haven’s specially designed 60-metre swimming pool has the shape of a seahorse and is a 5-level infinity swimming pool which includes a Jacuzzi, lap pool, leisure pool, children’s pool and wading pool.
Somehow The Haven’s appreciation night always has soothing jazz music which seemed to blend with the peaceful surrounding environment. Besides celebrating the development of the swimming pool it marked the project reaching new levels of completion.
Haven’s CEO, Peter Chan, in his address, thanked the bankers and buyers present for their presence and again reiterated that their investments in the residences were all positive. Prominent guests present that night included Ipoh’s Mayor Dato’ Roshidi Hashim and wife, and State Assemblyman for Bercham, Sum Cheok Leng.
After the dinner, guests had the opportunity to view the newly-completed penthouse on the 26th floor from where they could see the shimmering lights of Bercham and beyond.
A topping-up ceremony to signify the completion of the three 26-storey apartment towers of the Haven Lakeside Residences was performed at the site on Saturday, July 21. The ceremony, reputed to be the first ever in the country, was officiated by Chief Minister Dato’ Seri DiRaja Dr Zambry Abd Kadir, who chose the auspicious day, being the first day of the holy month of Ramadan.
In the spirit of the celebration, a one-day only 3% credit note on the purchase price was offered on any unit still unsold. At the point of reporting, about 75% of the units have already been sold.
In his welcome address, Peter Chan, CEO of The Haven thanked all those present which included bankers, valuers, contractors, suppliers, purchasers, media representatives and staff for their unswerving support and belief. He also thanked Ipoh for providing him the platform to realise his vision of The Haven.
According to Peter, Ipoh is the best vacation and retirement city in the whole world. The city is no longer underrated, he said. The completion of The Haven is testimony that the city can do well. It also changed the mindset of people on condo-living in Ipoh. And despite the increase in price, The Haven is still the cheapest in Malaysia at less than RM700 per square foot, for resort condominiums of this class.
Zambry, in his speech, congratulated Peter on his vision, commitment and perseverance in putting Ipoh on the world map. The fact that this development has won many local and international awards bodes well for both The Haven and Ipoh. The State Government is appreciative of Peter’s foresight and looks forward to the spin-off effect that the development will bring to the economy of the state. The Haven, said Zambry, is the catalyst that Ipoh needed.
Peter’s promise of a gala night to accompany the auspicious event was fulfilled when he hosted a dinner at the site later in the evening. Guests were feted to a sumptuous spread and were entertained to music and songs by accomplished musicians specially picked for the occasion.

When a project wins four international awards and is continually bringing attention to Ipoh on the world stage, even Ipohites start to sit up and take notice.
The Haven has been putting Perak in the limelight for five-star luxury condo-living since its launch in March last year. Winning four international awards including the prestigious Diamond Eye Award, Geneva, Switzerland and the Arch of Europe Award, Frankfurt, Germany, earlier this year and being selected by New Straits Times’ veteran property journalist S.C. Cheah for his choice award in August this year, has cemented its burgeoning reputation as the development of choice for buyers looking for quality and excellence.
The Haven Lakeside Residences is located in Tambun and is being developed by Superboom Projects Sdn Bhd, whose two earlier projects, the nearby 576-unit Permai Lake View apartments and the 175-unit Subang Galaxy link houses in Subang 2, Selangor have appreciated by 100% in two years.
The Haven project with a GDV of RM270 million comes with quality finishing and eco-features like solar energy and rainwater harvesting. It comprises three 26-storey blocks on a 5.44 ha site which includes a 1.6 ha lake with a 280 million-year-old limestone formation aptly named Rockhaven, surrounded by 4 ha of hill slope bordering a virgin forest.
Sales have been encouraging with 85% of the first tower, 70% and 50% of the second and third blocks having been sold; 55% to Ipohites, 25% from Kuala Lumpur and Penang and the rest from overseas. The additional incentive of a 10-year lease-back scheme with guaranteed returns of 6% for the first three years and 7% for the next two with the further 5 years to be renegotiated, to be run as a condo-tel by Best Western International (BWI), the world’s largest hotel chain, has understandably added to its popularity.
Having passed the half-way mark in sales and with the first tower of 23 floors completed, while work on the second block has reached the 6th level, CEO of Superboom Projects Peter Chan is not resting on his laurels yet.
“I still have a long way to go,” he told Ipoh Echo recently. “I will continue to keep up the marketing pace while keeping an eye on the building works but with top contractors like the Bina Puri group (Malaysia’s second largest construction company) and Beijing Construction Engineering of China (the largest in Beijing and the world’s top 250 contractors) going full steam ahead, buyers and myself are rest assured that the final quality will be top notch,” he added.
Uphill Climb Initially
But it was an uphill climb for him initially. When the project was first launched, other developers and Ipohites scoffed at the grandiose scale of the development. “They’re crazy. People in Ipoh don’t buy condominiums, they want landed property. It is doomed to failure.” Rumour mongers began circulating malicious stories about banks’ reluctance to give high loans; that the project was under-capitalised; that the company was bankrupt; outcries of destruction of the environment were heard; that the lake would be covered up after all three blocks are completed and a fourth block put in including the possibility of a cement plant; that the company never paid its bills and even ludicrous tales of the Haven eventually being a place to keep concubines (actual quote from a buyer who pulled out) and nay sayers from as far afield as Kuala Lumpur were condemning the project before it even got off the ground.
Undaunted by the criticism, Peter Chan went on a mission to tell the world about Ipoh and to change the mind-set of Malaysians in general and Ipohites in particular.
“I have never uttered a single critical word about my competitors. With all the infrastructure that is already here, I saw only the potential for Ipoh and wish to work with other business leaders to bring back the vibrancy to this city and to re-capture some of the glitz and glamour that Ipoh once had when tin was king. I have had to dispel the perception that to live in Ipoh is to “fatt moh” or turn mouldy; that it is nothing but a toilet break on the way to or from another destination.” said Peter.
“My mission is to bring wealth back to Ipoh. I cannot do it alone. I need the support and collaboration of all the movers and shakers in this city to achieve this,” he declared.
And slowly but surely, Peter Chan is achieving his mission. He has dispelled most of the rumours and quietened the nay sayers. He has done more to put Ipoh on the world map and achieve recognition for Ipoh’s hitherto under-rated qualities of a laid back life-style, lower cost of living, its scenic wonders of the Karst formations, and the general favourable conditions for vacation and lifestyle than any other developer in the city. He works tirelessly and zealously, travelling the globe, giving talks and lectures, to make potential investors aware of Ipoh as an attractive option for investment.
Leads and Lags
According to Peter, Ipoh is becoming the number 1 investment destination particularly under turbulent times such as the current investment climate. Prices have already risen in Ipoh and because of the trend of ‘leads and lags’ and the catching-up phenomenon, they are expected to move faster than KL and Penang. And when times stabilize, the prices will jump.
“The Haven is a catalyst for this change. Right now the time is ripe to take advantage of this trend. Let’s not wait another 15 years for this to happen,” said Peter emphatically.

The accompanying music “Mission Impossible” was a fitting coincidence, considering the success story of The Haven. When Superboom Projects Sdn Bhd undertook the task of developing Ipoh’s first international standard luxury condo, it was met with scepticism and criticism.
This has, however, changed. Zambry confirmed this by saying that “the Haven condominiums will change mindsets and the landscape of Perak forever.”
The Haven’s three 26-storey towers, when completed, will be the tallest buildings in Perak. Residents of the 489 condo units would form a new community in the rapidly developing Tambun suburb. The partnerships Superboom Projects secured with Best Western International, the world’s largest hotel chain and Tasweek, an Abu Dhabi-based conglomerate representing the interests of individuals and companies in the Middle East, will set a new benchmark for The Haven.
“The Haven aims to promote Ipoh to the world, and the world to Ipoh,” said Peter Chan, CEO and Co-Principal of Superboom Projects, in his welcoming remarks.
So far, 85 per cent of the units in Tower A and 60 per cent of the units in Tower C have been sold. Units in Tower B, which were released at the launch, were eagerly sought by those present.
