Incorporated in 1993, Total Investment Sdn Bhd (TI Homes) is a property developer based in Ipoh. Some of their other projects include Bandar Baru Tambun, Uplands, Uplands II, Tiara Lake Park, Bandar Pulai Jaya, and Taman Meru Mutiara.
Located in the heart of Bandar Meru Raya, Ipoh, GreenAcres is a 13-acre gated and guarded retirement village open to residents aged 55 and above. Each home is equipped with more than 10 age-friendly features like wider doors, lower and larger switches, bathroom grab rails, taps with lever handles, wider and longer handles on furnishings, seats in the shower, ramped entryways at the main entrance, step-less bathrooms, emergency call buttons, and lever handles on doors.
Set against a panoramic backdrop of limestone hills, GreenAcres also features a 30,000 sq ft three-storey clubhouse. The clubhouse consists of a lounge area, gym, games room, pool table room, 24 seater mini-cinema, karaoke room, a TV lounge, reading room, private function rooms and a cafe. The multi-purpose hall can fit up to 200 people for events. It is open to both the residents and their guests.
While some residents indulge in the tranquility, others can spend time exploring the city through the provided shuttle bus service at scheduled times. The community management team, too, organises regular activities such as senior zumba, tai chi, movie nights and health talks for the residents.
The first phase has already been completed and residents were allowed to move in as of September 2017. Out of a total of 26 units in Phase 1, 15 units have been sold to retirees from Malaysia, Hong Kong and Canada. The entire project will continue to be built in phases and is expected to be fully completed by 2021. The aged care facility, which caters for seniors who are less mobile and need more care is currently being planned and is targeted for completion in 2020.
“We wanted a structure that delivered value to the residents so we developed an innovative lease structure, being a first of its kind in Malaysia,” remarked John Chong, Executive Director of TI Homes.
The Lease Agreement gives residents the right to stay at GreenAcres and make full use of the facilities during their lifetime. Residents are required to pay a Lease Deposit and a monthly charge (which includes the maintenance fees and sinking fund). The lease agreement may be terminated by residents through written notice anytime or it will automatically terminate if the resident passes away. When the lease is terminated, the Lease Deposit is returned to the resident or his next of kin, depending on the circumstances.
Living in GreenAcres also means having easy access to conveniences like the Mydin Supermarket, Amanjaya bus terminal, North South Highway, clinics, banks and more.
