MAPEX Officially Launched

Malaysia Property Expo (MAPEX) Perak 2025 continued its second day with its official launch this morning, which was officiated by Perak Housing and Local Government Committee chairman, YB Sandrea Ng Shy Ching, representing Menteri Besar Perak YAB Dato’ Seri Saarani bin Mohamad.


A welcome speech was given by the Real Estate and Housing Developers’ Association Malaysia (REHDA) Perak chairman, Ir Loh Ban Ho, who highlighted four key collaborative aspirations moving forward, as they continue their partnership with the state government on several policy matters for the coming years. Which were:
1) The digitalisation and transparency in approvals, where they hope to see full online submission systems for all utilities and local authorities, to promote transparency, efficiency and reduce potential misuse
2) Housing Policy Framework (Dasar Perumahan 2.0), where they hope that there will be a balanced policy that safeguards the public needs while sustaining a healthy property market.
3) Foreign Ownership Threshold for High-Rise Units, where they propose lowering the threshold to RM600,000 to attract foreign purchasers and Malaysia My Second Home (MM2H) participants.
4) Retention of the 2019 Bumiputera Housing Policy, where they respectfully appeal for the continuation of the 2019 policy framework, which has been functioning effectively and accepted by the public.


Upon officiating the launch of the event, YB Sandrea Ng went to visit each of the 25 exhibition booths and speak with each exhibitor, both to understand any concerns they may have as well as to see what each had on offer for MAPEX Perak 2025.


In a press conference held later, YB Sandrea Ng highlighted the challenges faced in the industry, such as even when a seller and a buyer were in agreement, the processing and paperwork to secure loans and so forth, may drag out the completion of a property’s sale. She emphasized her commitment to ensure that everything will run smoothly and equitably. For instance, when asked about the 57,407 units of new affordable housing that Perak will require by 2030, as stated by YAB Dato’ Seri Saraani on 20 May 2024, she said that they were making plans to achieve that smoothly and realistically. Such as to determine the number of units which should be prepared for each year toward 2030.
MAPEX will continue to run at Ipoh Parade tomorrow. Visitors can still look forward to exclusive MAPEX promotions, including cash rebates and developer incentives of up to 10 % on selected units, free legal fees and stamp duty on Sale and Purchase Agreements (SPA) and loan documents (offered by participating developers), built-in kitchen cabinet packages worth up to RM 48,000, free car parks and unit upgrades, and 0 % interest installment plans.
