Do not easily trust rental advertisements, use registered agents to avoid falling victim to scams

IPOH – The public has been urged to be more cautious over increasingly prevalent scams involving rental homes, particularly those circulated through online platforms and social media.
PROTASA Property Sdn Bhd Director, M Syukor Karnaini, said all rental transactions should be carried out carefully, with prospective tenants advised to inspect the property in person before making any payment.
“Make sure all negotiations are conducted clearly and view the house you intend to rent personally before carrying out any transaction.
“Do not easily trust information solely based on pictures or advertisements on social media,” he said.
He also advised those intending to buy or sell properties to engage registered real estate agents to avoid becoming victims of fraud.
In a related development, M Syukor said the property industry in Perak is currently facing an oversupply of new homes, as housing supply, particularly new development projects, has exceeded current demand.
He said the current trend shows that younger buyers are more inclined to purchase newly built homes compared to sub-sale properties due to lower deposit requirements and various incentives offered by developers.
“Many young buyers prefer new homes because the deposits are lower and there are certain schemes that make the purchase process easier.
“At the same time, sub-sale homes require higher capital, especially in terms of deposits and additional costs,” he said in conjunction with the official opening of PROTASA Property Sdn Bhd’s new office in Bandar Meru here.
He added that in an uncertain economic environment, the property market often sees an increase in transactions when some owners opt to relieve the burden of monthly installment payments.
According to him, this situation creates opportunities for buyers to acquire properties at more competitive prices, but careful evaluation is still necessary before making any purchase.
