by KT Leong

Malaysia Property Expo (MAPEX) Perak 2025 will be held for 3 days, from 31 October to 2 November, from 10 am to 10 pm daily, at Ipoh Parade. The exhibition will be officiated by YAB Dato’ Seri Saarani bin Mohamad, Menteri Besar Perak on 1 November at 11 am, and will also see a visit from YB Sandrea Ng Shy Ching, Perak Housing and Local Government Committee chairman. The theme of this expo will be “Your Dream Home Awaits”, symbolising optimism and opportunity as the housing industry, from affordable to lifestyle developments, comes together to revitalise confidence in Perak’s property market.

This year’s MAPEX Perak 2025 features 23 participating developers occupying a total of 28 booths, collectively showcasing over 6,200 residential and commercial units with a combined Gross Development Value (GDV) of approximately RM 3.2 billion. A few developers from Kuala Lumpur will also be featuring projects located in Genting Highlands and Penang, reflecting MAPEX Perak’s growing reputation as a regional property showcase and offering homebuyers the convenience of exploring a wider variety of developments without needing to travel outside the state.

The exhibition also includes two major banking institutions offering home-financing advice, pre-approval assistance and exclusive mortgage packages; completing the full spectrum of services that homebuyers need under one roof.

The strong turnout reflects developers’ continued confidence in Perak’s housing market and MAPEX Perak’s role as a trusted platform connecting developers, financiers and homebuyers.

The exhibition features a comprehensive range of properties to suit every lifestyle and income group, from affordable single-storey and terrace homes to mid-range semi-detached units and premium bungalows priced above RM 1 million.

Most of the properties showcased are located in Ipoh and its surrounding suburbs such as Meru, Klebang, Botani, Tambun, Pengkalan and Chemor, where new townships and lifestyle communities are rapidly taking shape.

Attractive Offers & Incentives for Buyers

Visitors can look forward to exclusive 3-day-only MAPEX promotions, including cash rebates and developer incentives of up to 10 % on selected units, free legal fees and stamp duty on Sale and Purchase Agreements (SPA) and loan documents (offered by participating developers), built-in kitchen cabinet packages worth up to RM 48,000, free car parks and unit upgrades, and 0 % interest instalment plans.

During the Budget 2026 announcement on 10 October 2025, the Government extended the 100 % stamp-duty exemption for first-time homebuyers purchasing residential properties priced below RM 500,000, applicable to both the instrument of transfer and loan agreement. This exemption will remain in effect until 31 December 2027, further easing the path to home ownership for young families and new buyers.

Visitors who complete their visit to all 23 participating developers’ booths will be entitled to a Mystery Gift, while stocks last. Those who book a unit during MAPEX Perak 2025 will also stand a chance to win attractive prizes in a Lucky Draw on the last night of the expo. (Terms and Conditions apply.)
