Remarkable Rise in Klebang Property Values

Driving pass Klebang on your way from Ipoh to Chemor, the former estates and plantations on both sides of the old trunk road to Penang may seem like a distant memory.

Mention the name Klebang now and a suburb burgeoning with residential and commercial projects including the flagship township of Bandar Baru Sri Klebang by Kinta Properties, Aeon Mall Klebang and Poi Lam schools come to mind, when in fact just two decades ago, this area in the north of Ipoh remained underdeveloped.

Up until the early 2000s, the Klebang area primarily consisted of rubber estates interspersed with parcels of oil palm plantation and vegetable farms.

Expanding Infrastructure and Connectivity

The potential for property value appreciation coupled with the suburb’s proximity to educational institutions, businesses and amenities, as well as its improved connectivity, has garnered greater interest in Klebang.

Located strategically in the middle of Ipoh’s northern development corridor about 20 minutes from the city centre, Klebang is attractive to homebuyers and investors due to its accessibility via the North-South Expressway, Jalan Kuala Kangsar, and Jalan Tasek.

Most recently in August of this year, direct access between Klebang and Meru Raya was created with the opening of the Klebang-Meru Raya link road, resulting in shorter driving times to Terminal Amanjaya, Mydin Meru Raya, and Tenby Schools Ipoh.

Residents of Bandar Baru Sri Klebang are enjoying extra convenience with further access roads created by their developer, connecting the township to Chepor and also the Klebang-Meru Raya link road.

Affordable Compared to Other Parts of Ipoh

Despite steady growth in prices over the years, the price tag of property in Klebang is still lower compared to property in other parts of Ipoh.

In Ipoh South, prices of double-storey link homes at 1,400 sq ft similar to those in Bandar Baru Sri Klebang are selling from RM518,800 onwards while the asking price for subsale double-storey semi-detached homes with land size of approximately 3,000 sq ft in Tambun is about RM708,000 up to an eye-watering RM2.2mil.

To buy or not to buy? For most buyers, the decision to purchase a property most often boils down to dollars and cents, and the appealing price point of Klebang properties is often the deciding factor.

And, the fact that property in Klebang are built on flat land previously planted with rubber gives it an extra advantage over development built on mining land common around Ipoh.

Bandar Baru Sri Klebang by Kinta Properties has in the last 22 years been the preferred choice of property buyers seeking promising growth and potential capital appreciation.

Having completed and delivered close to 2,700 freehold homes at Bandar Baru Sri Klebang to date, the developer recently unveiled its newest guarded precinct of West Park at the township.
